Does this sound familiar?

You have money sitting in an account doing almost nothing, and you know it should be working.

Every time you look into property you get four contradictory answers and close the tab.

You do not have the time to learn this by making expensive mistakes. Your job and your family come first.

You are not frightened of investing. You are frightened of buying the wrong thing.

That is the position I was in for seven years, and it is exactly who this business was built for.

The short version

from the corporate world to financial freedom.

I bought my first investment property in 2013 while I was at Lloyds Banking Group. I did not know what I was looking for, I got taken advantage of by builders, and for seven years it more or less broke even.

Then in 2015 I moved to Nationwide and got talking to a bloke who told me he was leaving. I asked which bank he was going to. He said he was not going to a bank, he was retiring. He was in his mid forties, and that was the moment the penny dropped.

I spent about £40,000 on courses over the next few years and turned buying and letting into a process rather than a project. I kept my lifestyle exactly the same while my salary went from £35,000 to a six figure director role, and put every extra pound into buy to lets. I planned to be out in ten years. I was out in eight.

What we actually do

Sourcing

We find the property, view it in person, run the due diligence and negotiate the price before it ever reaches you. Turnkey buy to lets in South Wales, bought below market value. This is the core of the business and it is what most clients want.

Case management

The admin and the conveyancing chased on your behalf. Estate agents, solicitors and surveyors managed, with an update at every key stage.

Project management

Where a property needs work, we plan it, get the quotes and run it with contractors we use on our own portfolios.

How it works

  1. The initial consultation.

One hour. We work out what you want your life to look like and put a monthly number on it, assess your real attitude to risk, and build your plan. There is nothing to buy on this call.

  2. Your scope, in writing.

We agree exactly what we are looking for and what we are not, and you get it in writing before we start. No throwing deals at you to see what sticks.

  3. We search and negotiate.

Every property viewed in person. Due diligence done. Price agreed before it comes to you.

  4. Your investment pack.

The full numbers, the area, the tenant demand and the exit, in one document. Come and view it if you want to. About half of our clients do not.

  5. Completion and letting.

A written completion checklist covering everything down to the boiler and the window keys, then handover to a letting agent. Typically let within two to four weeks.

Why here

The £1.2 billion reason most investors have not noticed yet.

Score the UK honestly on three things. How easy it is to actually do business there, capital growth, and rental yield. South Wales comes out on top and it is not close.

But here is the part people outside Wales have missed. The South Wales Metro is a £1.2 billion rail project connecting places like Merthyr Tydfil straight into Newport and Cardiff.

If you live in London you already understand what that does. A house near a new tube station does not stay the same price for long. Same principle, three hours down the M4, at a fraction of the entry cost.

Ninety five percent of our clients live between Cardiff and London. Almost none of them are local. They just did the arithmetic.

You are not just buying my time

Everything from the mortgage to the tenant runs through people we use on our own portfolios.

Mortgage adviser, in house.

Buy to let lending and refinancing, part of the team rather than a referral.

Vetted solicitors.

Conveyancers who actually understand investment purchases and move at the right pace.

Letting agents.

The same agents who manage our own properties in these streets.

Sourcers and project managers.

On the ground in the valleys every week, viewing everything before you see it.

Questions people ask

One hour. A plan you keep either way.

There is nothing to buy on the call. If we are not a fit, you will still leave with a clearer idea of what you should be doing than when you arrived.
